Maryland Business Roundtable for Education and Subway Café have already moved in and the Research Group will join them and current tenant RMF Engineering next month.
The Research Group will move from its downtown Baltimore headquarters to an 8,000 square-foot space on the second floor of the 5520 building in March.
The full service market research firm, focus group facilities and field-service division, Observation Baltimore, was drawn by the park's proximity to D.C., downtown Baltimore and BWI Thurgood Marshall Airport.
"Ninety-five percent of our clients come to us from out of town," said Barbara Gassaway, president and CEO of the Research Group in a release. "Proximity to BWI, AMTRAK, downtown Baltimore, and Washington, D.C., provides tremendous opportunities to serve our current clients better, and more importantly, attract new prospects."
The Maryland Business Roundtable for Education is a statewide coalition of business leaders working to improve public education in Maryland.
It will occupy nearly 3,500 square feet on the first floor.
"The bwtech@UMBC Research Park offers us an ideal location to continue our mission of improving Maryland's public schools, with a focus on science, math, engineering and technology," said June Streckfus, the group's executive director in a release. "UMBC is a standout in this area and we are excited to be on campus."
Subway Café will occupy 1,600 square feet on the building's first floor as the building's first food service establishment.
It is an upscale version of the traditional Subway concept, featuring panini sandwiches, gelato, baked goods and coffee drinks in addition to the chain's traditional subs.
The 71-acre research and technology community at bwtech@UMBC includes a technology business incubator and accelerator, home to more than 30 early-stage high-tech and life science companies.
